Not what the deck says. Not what the broker says. What the numbers, the structure, the market, and the people are actually telling you—if you're willing to look.
Markets misprice risk constantly.
The job isn't to find deals—it's to find deals where the market has gotten the risk wrong in your favor. That requires an independent view.
Lease structure often matters more than headline price.
A building's value is only as durable as the lease behind it. Escalations, term, options, and tenant credit quality drive the real number—not the cap rate on the brochure.
Land control beats building value in many industrial cases.
Infill logistics land is finite. The structure depreciates. The land position compounds. That asymmetry shapes how I evaluate certain deals.
Certainty often beats price in real transactions.
The highest offer rarely wins the best deal. Speed, simplicity, and credibility are forms of capital. Sellers remember who made their lives easier.
Capital timing shapes outcomes more than people admit.
1031 deadlines, rate cycles, LP return horizons—these constraints are real, and they change the math. Understanding timing pressure, yours and the counterparty's, is a structural advantage.
